Tribeca is built on old warehouses with cast iron fronts, brick walls and tall windows. Many sit inside a historic district, so exterior color, repairs and ironwork fall under the Landmarks Preservation Commission rules. We plan the work around those rules before we order a single can. Landmark review can add weeks to a schedule, so we raise it at the first visit and not the last.
Cast iron and vault light restoration is a specialty of ours. We strip failed coatings, treat rust, replace what is beyond repair, and recoat so the metal is sealed again. The goal is to keep the original character of the front, not to cover it. Rust left under new paint comes back fast, which is why the metal gets treated before anything else.
Inside, loft owners usually want clean walls, tall ceilings finished well, and trim that matches the age of the building. We protect wide plank floors, mask the big windows, and finish with a final walkthrough so you can point out anything you want touched up. Tall walls show every roller mark, so we choose the right nap and keep a wet edge as we go.
FAQ
Questions we hear every week
Does exterior painting in Tribeca need Landmarks approval?
It can. Repairs and color changes on a designated front often need review by the Landmarks Preservation Commission, and we tell you what applies to your building before we price it.
Can you restore the cast iron on a loft building?
Yes. Cast iron and vault light work is a core part of what we do, from stripping and rust treatment to recoating and replacement of pieces that cannot be saved.
How do you protect old wood floors in a loft?
We cover them with rosin paper and hard board, seal the edges, and keep the dust down. Floor repair and refinishing are also available if the floors need it.
